Seller's Balanced Buyer's

Months of supply is how long it would take to sell everything on the market at July's pace, if nothing new got listed. Under about 3 months usually favours sellers; over about 6 usually favours buyers. At 5.7, Victoria sits solidly in balanced territory, on the choosier side — which lines up with the board's own read that inventory has given buyers more time and more options this month.

Band boundaries are an interpretive guide for this page, not a figure published by the board.

If you're buying

  • 3,847 active listings gives you real choice — there's less pressure to rush a decision.
  • Single-family benchmark prices are down 2.8% year-over-year, which may mean some room to negotiate.
  • Single-family sales are up 4.1% from last July, so well-priced homes in that category are still moving.

If you're selling

  • With 5.7 months of supply, your home is one of many — presentation and pricing carry more weight than they did a year ago.
  • Condo sales fell 7.1% year-over-year, so condo sellers especially may need to price sharply to stand out.
  • Total sales are down only 1% from last July — serious buyers are still active, they're just comparing more before they commit.

"July was a steady month in Victoria — sales came in close to last year's pace, and single-family homes actually saw more activity. What's changed is the pace buyers are moving at: with more listings to choose from, people are taking their time, and well-priced, well-presented homes are still the ones that sell. If you're thinking about listing, presentation and pricing matter more than ever in a market with this much choice."
